Short answer

Ask who is actually buying, how the offer was calculated, which title company closes the deal, and whether the price can change.

The questions

  • Are you the buyer, or are you selling my information to other buyers?
  • Will you assign the contract to someone else? Under what circumstances?
  • Which title or escrow company handles the closing?
  • Can you show me recorded purchases I can look up myself?
  • How did you calculate this specific offer?
  • Can the price change after I sign? Under what conditions?
  • What is your earnest money deposit, and where is it held?
  • Do you charge me any fee at any point?
  • Who pays the closing costs?
  • What happens if the title search finds a lien?
  • Can I choose the closing date?
  • What happens to my personal information after we talk?

Answers that should concern you

Refusing to name a title company, refusing to put an offer in writing, pressuring you to sign the same day, or asking for any payment from you are all signals to stop and get independent advice.
