Neither option is better for everyone. Here is how to decide which one fits your priorities.

A successful agent listing usually produces a higher sale price; a direct cash sale usually produces more speed, certainty, and convenience.
When listing with an agent is usually the better choice
- The property is in good, market-ready condition.
- You can absorb 30 to 90 days of carrying costs.
- You can accommodate showings and inspection negotiations.
- Maximizing price is your top priority.
When a direct sale is usually the better choice
- The property needs work you do not want to fund or manage.
- You need a specific, reliable closing date.
- The property is occupied by tenants or holds personal property you do not want to remove.
- Privacy or certainty matters more than the last few percent of price.
The math to compare
Compare net proceeds, not headline price. From a listing price, subtract commission, seller concessions, repairs required by the buyer's lender, and the carrying costs of the months on market. From a cash offer, subtract almost nothing. Sometimes the listing still wins. Sometimes it does not.
