What We Look at When Reviewing a Property
- Recent sales of comparable homes nearby
- The general condition of the roof, mechanicals, foundation, and structure
- Known repairs or issues you disclose to us
- Occupancy status — vacant, owner-occupied, or tenant-occupied
- Any liens, back taxes, or mortgage balance that must be settled at closing
- Access to the property for a walkthrough, when needed

Title and closing
What the Title Company Does
Once you accept an offer, the file moves to Pinnacle Title Agency, an independent title company. They run a title search to confirm ownership and identify any liens or judgments, prepare the closing documents, hold funds in escrow, and disburse proceeds after closing. Using a title company protects both sides — it confirms you are conveying clear title and confirms we are paying the agreed amount.
What you need to bring to closing
- A valid government-issued photo ID
- Keys, garage remotes, and any access codes
- Contact information for anyone else on the title, if applicable
- Payoff information for any existing mortgage or liens, if you have it
What can slow a closing down
- Title issues discovered during the title search, such as unresolved liens or missing heirs
- Probate matters that have not yet been opened with the court
- Delays gathering payoff statements from a lender
- Difficulty coordinating access for a walkthrough
- Additional parties on title who have not yet been reached
