How does selling to a cash home buyer work?
You share the property address and basic details, the buyer reviews the property and comparable sales, and you receive a written offer. If you accept, a title company handles the title search and closing. You are not obligated to accept any offer.
Do I need to repair or clean the house?
No. You can sell the property in its current condition. You do not need to repair, clean, paint, remove unwanted items, or prepare the house for showings before requesting an offer.
Are there any fees or commissions?
No. We do not charge agent commissions or service fees to homeowners. Normal seller closing items — such as unpaid taxes, liens, and any agreed prorations — are settled through the title company from the sale proceeds.
How quickly can I receive an offer?
Usually within 24 hours of receiving enough property information. Complex situations such as limited access, probate, or open insurance claims can take longer.
How quickly can we close?
As fast as about seven days once title is clear, or later if a longer timeline works better for you. The closing date is your choice, subject to title clearance and normal closing requirements.
Am I required to accept the offer?
No. There is no obligation at any point. You can accept, decline, ask questions, or take time to compare the offer with other options.
Will you buy a house with tenants?
Yes. We purchase occupied properties and take on the existing tenancy after closing. You do not need to evict anyone before selling.
Can I sell an inherited house?
Yes, once the person or entity with legal authority to sell can sign. The title company verifies authority — for example, an executor appointed by the probate court — before closing.
Can I sell before foreclosure?
In most cases yes, up until the sheriff's sale is confirmed by the court. Timelines vary by case, so consult an attorney about your specific situation.
How is the offer calculated?
We start with the likely resale value after renovation, then subtract expected repairs, buying and selling costs, holding and financing costs, market and property risk, and a business margin. We show you these components in writing.
Will you reduce the offer before closing?
Not for conditions that were disclosed or reasonably observable before the agreement. Any requested change must be supported by a material fact that was not previously disclosed, and it must be provided to you in writing.
Who pays the closing costs?
We pay the standard buyer-side closing costs. Seller-side items such as delinquent taxes, liens, and payoffs come out of the proceeds, and the title company gives you a settlement statement showing every line.
Can I leave furniture or unwanted items behind?
Yes. Take what matters to you and leave the rest. Removal is handled after closing at no cost to you.
What happens if there are liens?
Liens are identified in the title search and typically paid from the sale proceeds at closing. If the liens exceed what the property is worth, we will tell you plainly rather than waste your time.
Do I need an attorney?
It is not required in Ohio, but you may consult an attorney before signing anything, and we encourage it when the situation involves probate, divorce, foreclosure, or title complications.
How can I verify that your company is legitimate?
Check the public record. Our completed purchases are recorded with the Cuyahoga County Fiscal Office and searchable by parcel on the county MyPlace portal. Our verification center shows recorded transfers, our legal entity information, and the title company we close through.
Will you sell my contact information?
No. We do not sell or mass-distribute homeowner information to lists of other buyers. Your details are used to evaluate the property and communicate with you.
Is a cash offer always better than listing with an agent?
No. A well-prepared listing often produces a higher sale price. A direct sale trades some price for speed, certainty, and the removal of repair, showing, and financing risk. The right choice depends on your priorities.
What types of properties do you purchase?
Single-family houses, two- to four-unit properties, condominiums in some associations, and small rental portfolios in the Greater Cleveland area. We do not purchase every property we review.
