Who we are

Stonegate Capital Group LLC is a real-estate investment company. We are not a licensed real-estate brokerage, and no one representing us is acting as your real-estate agent, broker, attorney, tax adviser, or financial adviser in connection with a potential purchase of your property. We represent our own interests as a buyer, not yours as the seller. Homeowners are encouraged to seek independent legal, tax, or real-estate advice before signing any agreement, and to compare a direct sale against other options such as listing with an agent.

How we make money

We intend to earn a profit. Our typical business model is to purchase a property below its likely post-renovation resale value, invest in repairs and holding costs, and later resell or rent the property. This is not a secret and it is the reason our offer will generally be lower than a successful, fully prepared retail listing price. We show you the components of how an offer is calculated so this trade-off is transparent rather than hidden.

Contract assignment

In some transactions, a real-estate purchase contract may be assignable, meaning the original buyer transfers their rights and obligations under the contract to another buyer or investor before closing. If we intend to assign your purchase agreement, we disclose that possibility in the agreement itself and, where required, in writing before closing. You are always entitled to know who is actually closing on your property, and the title company confirms the identity of the closing buyer as part of the transaction.
