How Long Does a Cash Home Sale Take?
What sets the timeline, and what typically delays it.
Short answer
A cash sale commonly closes in about one to three weeks, and the limiting factor is almost always the title work, not the buyer.
A typical timeline
- Day 0: Property information submitted.
- Day 1: Written offer delivered.
- Day 1–3: Agreement signed, title order opened, earnest money deposited.
- Day 3–10: Title search, payoff requests, lien and municipal checks.
- Day 7–21: Closing scheduled and funded.
What actually causes delays
- Probate authority that has not yet been granted.
- Unreleased mortgages or judgments from prior owners.
- Municipal point-of-sale inspections in certain suburbs.
- Heirs or co-owners who cannot be located.
- Open insurance claims on damaged property.
You can also go slower
A fast close is an option, not a requirement. If you need sixty days to find your next place, that is a normal request and does not change the price.
