Sellers in a traditional listing commonly pay commission, title and transfer fees, prorated taxes, repair credits, and concessions — costs that can total well into five figures.
Costs in a traditional listing
- Agent commission, typically negotiated between roughly 4% and 6% of the price in total.
- Pre-listing repairs, cleaning, and staging.
- Post-inspection repair credits or price reductions.
- Buyer closing-cost concessions.
- Title and transfer fees and prorated property taxes.
- Carrying costs for every month on market: mortgage, taxes, insurance, utilities.
Costs in a direct sale
