Can I Sell a House Before Foreclosure?

In most cases, yes — until the sheriff's sale is confirmed.

Short answer

In most Ohio cases you can sell up until the sheriff's sale is confirmed by the court, and the loan is paid off from the proceeds at closing.

How a sale stops the process

The title company orders a payoff from your servicer. If the sale proceeds cover the payoff and costs, the loan is satisfied at closing and the case is dismissed. Any remaining proceeds go to you.

If you owe more than the house is worth

A short sale requires lender approval and takes longer. We will tell you when the numbers do not work rather than tie your property up in a contract.

What we do not do

We do not offer foreclosure rescue, loan modification, equity-stripping arrangements, or leaseback schemes. If someone offers to take title and let you rent the house back, get an attorney before you sign anything.
